PLANNING COMMISSION:

The Planning Commission consists of citizen volunteers appointed by the City Council to make decisions or advise the Council on land use and property development issues. The Commission assures that new development is consistent with our Zoning Ordinance, Subdivision Ordinance, long-range General Plan and Local Coastal Plan, State laws and other public policies that advance the interests of our community.

WHEN:  Meets on the 2nd and 4th Tuesday of each month

    GENERAL PLAN ADVISORY COMMITTEE (GPAC):

    The mission of the General Plan Advisory Committee (GPAC) is to participate in and provide input as it relates to the comprehensive General Plan, Local Coastal Program and Zoning Code updates, by promoting balanced consideration of a range of perspectives on issues affecting Half Moon Bay, serving as an information conduit to stakeholder groups, encouraging broader community participation, and providing continuity of participation throughout the entire public visioning and update process.

    BICYCLE & PEDESTRIAN ADVISORY COMMITTEE (BPAC):

    consists of 10 appointed members, who advise the City Council, Planning Commission, and Parks and Recreation Commission regarding development, maintenance, and implementation of the City’s Bicycle/Pedestrian Master Plan. The BPAC also advises regarding circulation system improvements and programs to encourage cycling and walking as a means of transportation and recreation, as part of implementation of the City’s General Plan Complete Streets Policy.

    The members of this committee, appointed by the City Council, the Planning Commission, and the Parks & Recreation Commission, represent the diversity of perspectives in the community that is necessary for full representation, including one each of a walking enthusiast, a commute- dependent cyclist, a recreational cyclist, an avid cyclist, an at‐large community member, a senior representative, a youth representative, a member of the Parks and Recreation Commission, a member of the Planning Commission, and a representative of the Cabrillo Unified School District (appointed by the District).

    COMMUNITY DEVEOPMENT DIRECTOR:

    Certain land use and development proposals need only a Coastal Development Permit, which allows review and approval by the Planning Director. The Planning Director conducts a public hearing and approves, conditionally approves, or denies a project based upon staff’s analysis and recommendation and public testimony received on the project.  The Planning Director assures that new development is consistent with the Zoning Ordinance, Subdivision Ordinance, long-range General Plan and Local Coastal Plan, State laws and other public policies that advance the interests of our community.
